With home renovations taking precedent over home purchases, we expect to many incredible projects this year.

Each spring, homeowners begin the season with lofty plans for their homes. Along with the warmer weather come plans to revamp exterior landscaping, remodel interior spaces, or just to move to a new home altogether. This year however, many more homeowners are planning to spruce up their homes than move to a new one.

According to a recent report from Appliance Magazine, a mere 10 percent of homeowners plan to move this year, while a whopping 70 percent are planning to make improvements to their homes. That percentage has increased from last year, when 64 percent of homeowners reported renovation plans. Of the 70 percent, 58 percent plan to focus on the indoors and 35 percent have plans for their outdoor spaces.

For those that have plans for the year, many are choosing to focus on the big updates. These include purchases such as cosmetic work, new furniture, organizational systems, and new landscaping.

Space

At our recent Spring 2012 House of Delegates meeting, we’re happy to announce that we elected our newest selection of officers for the 2012-2013 year. At this major meeting, it was announced that Past President Michael Hydeck, MCR, CKBR, of Hydeck Design Build in Telford, Pennsylvania, was chosen as Chairman of the Board, while Dean Herriges, MCR, CKBR of Urban Herriges & Sons Inc. in Mukwonago, Wisconsin, was elevated to the office of president.

We’re extremely excited about Michael Hydeck and Dean Herriges’s continued work with us, and we have the utmost confidence in their ability to lead our organization in the coming year. No doubt they have lots of fantastic plans in mind for NARI, and we’re ready to see what the future holds under their leadership. Other officers that were elected and announced during the meeting included

• President-Elect Fred Spaulding, CKBR, UDCP, of Quality Home Improvements Inc., in Kingwood, Texas;

Nearly half of the homeowners planning home improvement projects would like to re-paint, according to the 2012 Spring Home Improvement Survey conducted by the National Association of the Remodeling Industry (NARI) and Sherwin-Williams.

The top vote for a new coat of paint goes to bedrooms and bathrooms (both at 29 percent). Coming in a close second are living or family rooms (28 percent).

Colorful rooms have been the cover stories for many interior design magazines lately. Publications championing color include House Beautiful, Atlanta Homes & Lifestyles, and Veranda. The Color of 2012 is Tangerine Tango, according to Pantone. Atlanta interior designer and antiques dealer Summer Loftin used a similar orange in a show house room last year. Loftin designed the room with taste-maker Marcia Sherrill, who embraces color in both her interior projects and her fashion designs. “We used a bold tangerine in the Cathedral of St. Philip Inspiration House because both Marcia and I are energized by vivid colors,” says Loftin.

Make your innovative vision a practical investment as well by remodeling with resale in mind. Prominent Atlanta realtor Ashley J. Webb of Harry Norman Realtors offers five tips for remodeling with resale in mind.

1. Know your home’s value. This is key so that you don’t renovate your home beyond the price where it would most likely sell in the current environment.  Consult with your local Realtor before beginning to see if the project is feasible for selling.

2. Keep with the style of your neighborhood. If someone is considering a home within a contemporary neighborhood they most likely aren’t looking for traditional stylings within the home and vice versa.  You might want to think about visiting a few open houses over the weekends prior to starting your project to see what your competitors’ homes look like.

3. Focus on kitchens and bathrooms. These spaces tend to have the most impact on resale value.

4. Choose contractors wisely. Experience and reputation matter.

5. Consult with friends and family, but at the end of the day make sure you like the renovation yourself. Odds are the person who buys your home is going to be a little like you. I’ve seen it countless times at the closing table where the Seller and the Buyers drive the same car and wear the same brand sunglasses etc. As long as your tastes are current, most likely the buyer is going to appreciate similar qualities that you do in your home and neighborhood so respect your intuition.
